What to Expect From a Property Inspection—and Why It Matters

At Lincoln County Farmers Mutual Insurance Company, we take pride in helping you protect what matters most—your home, your personal property, your farm, and your peace of mind. One of the ways we do that is through routine exterior property inspections, which are conducted every three years for insured properties.

These inspections help us keep our commitment to you as a mutual insurance company, serving policyholders instead of shareholders. Our goal is to maintain a strong and balanced book of business so we can continue offering reliable, affordable property and casualty coverage for homes and farms across the entire state of Missouri.

Why Do We Conduct Inspections?

There are two big reasons: safety and accuracy.

First, safety issues—like missing railings, unlocked pool gates, or aging decks—can create hazards for homeowners, guests, and neighbors. We’re here to help you identify and address them before they become problems.

Second, we want to ensure your current coverage still fits your current needs. Sometimes, homeowners add a new shed, roof, pool, deck, or fence and don’t realize it affects their policy—or simply forget to let their agent know. A quick check-in helps us help you.

What Happens During an Inspection?

Inspections are brief and exterior only. One of our field inspectors will visit your property to document any changes and check for visible safety concerns. If we notice something that may require follow-up—such as a trampoline without a net, unsecured pool access, or porches over 3 feet high without railings—we’ll reach out with clear, friendly recommendations.

These visits aren’t about catching mistakes—they’re about ensuring your policy accurately reflects your property and that you remain protected.

Helping You Stay Ahead

As a company that started with a group of Lincoln County farmers back in 1900, we’ve always believed in looking out for one another. That tradition continues today. When we keep risks in check together, we all benefit—from competitive rates to dependable coverage, and everything in between.

At Lincoln County Farmers Mutual Insurance Company, it’s our job to make sure your property is protected. Because we are a mutual company that is owned and managed by the policyholders, this means we are constantly assessing the risk in our charge. We want to offer the guidance that allows you to care for all that you work so hard for! That community of farmers formed this company to do just that – protect each other. Since that time, the members expanded into Pike County, MO, Warren County, MO, and Montgomery County, MO… and just kept going. We are now one of the top mutuals in our home area and can cover any property within the borders of Missouri. Community is everything. Check back with us as we continue to inform, support, and protect in any way we can!

Small enough to know you—but strong enough to serve you.
